Since 1999, the building corporation has made many substantial improvements to the Chapter House, making the Epsilon Nu Chapter of Delta Tau Delta one of the most modern Fraternities on the UMR Campus. The amenities we provide the men of the Epsilon Nu Chapter allow them to concentrate on the fundamentals of the Fraternity, as proven by the 3 Court of Honor and 2 Hugh Shields Awards won in the last 5 years. This page summarizes the major projects the Building Corporation has undertaken in the last several years, and showcases planned future projects. Expansion & Renovation - Phase I

| Description: | This project added 9 new 2-man sleep study rooms, a large multipurpose room, provisions for a future kitchen (Phase II), complete renovation of the restroom facilities and sleeping dorms, installation of central forced-air heating and air conditioning (we were the first fraternity on campus to have central air conditioning throughout the Chapter House), a new, larger parking lot, new sidewalks, and various other improvements throughout the House. |
Window Replacement

| Description: | This project replaced the original single-pane aluminum windows in the older half of the Chapter House with modern double-pane, gas-filled, vinyl clad windows. Wood trim was also added around the windows at this time, as well as aluminum mini-blinds. |
Shed Project

| Description: | This project was led by former Director of Property Management Gary Greene, who, with the help of 11 undergraduates, constructed a 15’ x 18’ wood-frame shed to house the Chapter’s lawn equipment and other tools. The Alpha Omega Pledge Class poured the concrete slab and foundation the previous fall as their pledge class project. |
New Kitchen Equipment (Expansion & Renovation Phase II)

| Description: | Changes to fire safety codes in Rolla led to the Chapter House kitchen facing threat of condemnation in 2004. The kitchen, which had seen every few updates since the 1960’s, was also small and cluttered from the increase in membership resulting from the 1999 expansion. This project relocated the kitchen to the new wing of the House, and added a new range hood with fire suppression system, new sinks, a commercial grade automatic dishwasher, and new cabinetry. Also included was shelving for the new pantry. Both kitchen and pantry are approximately double the size of the former facilities. |
Parking Lot Sealing & Striping

| Desctription: | To extend the life of the asphalt parking lot at the Chapter House, the entire lot was cleaned and coated with sealer. All the lines were then striped back in their original locations. This project also greatly improved the parking lots resistance to motor oil, gasoline, and de-icing salts. |
Front Room Furniture Replacement

| Description: | The tables and couches in the front room of the Chapter House had not been replaced in many years and were showing their age. Through generous alumni support, we were able to purchase replacements. The new couches are fully upholstered and look much less like ‘dorm furniture’ than the old ones, which was a recommendation of the undergraduates. They are also much more comfortable than the old couches, and are warranted against physical damage and staining. |
Professional Carpet Cleaning

| Description: | The existing carpet has been in the Chapter House for nearly 7 years and was beginning to show its age. Carpet cleanings with rental equipment were no longer able to remove all the dirt that had become embedded in the carpeting. Commercial steam cleaning of all the public areas and hallways made the Shelter presentable to alumni, active members, rushees, families, and friends in time for our 40th Anniversary at Homecoming 2006. |
Downstairs Shower Renovation

| Description: | Water infiltration behind the tile in the shower room had ruined sections of drywall in the downstairs shower. Furthermore, the shower had only two heads, one of which was rarely used due to its poor operation. This project completely gutted the shower room, corrected the slope of the floor for proper drainage, moved the shower heads to the opposite wall, and added a third shower head. The walls were reconstructed of cement board instead of drywall, and covered in tile. Lighting was improved through the use of recessed can lights, and two new exhaust fans were installed, and their exhausts piped to the outside. A decorative shower door, featuring the UMR logo and Delta Tau Delta 150th Anniversary logo, was also installed. Alums Brian Booth and Chris Kelly, with the assistance of the undergraduates, performed all the work on this project, saving a significant amount of money on labor. |
Upstairs Shower Ceiling Renovation

| Description: | Poor lighting and ventilation of the upstairs shower are causing a mildew problem, in addition to making the shower room uninviting. This project removed the existing waterboard and recovered the ceiling with new drywall, as well as added recessed can lighting and new exhaust fans to correct these issues. A shower door was also installed to replace the existing curtain. Alums Brian Booth and Chris Kelly, with the assistance of undergraduates Alex Carnes and Greg Eike, completed this project. |
Fire Alarm System Additions

| Description: | The study rooms in the old wing of the Chapter House were not tied in to the hard-wired fire alarm system installed as part of the 1999 expansion. This project added hard-wired smoke detectors to all rooms that do not currently have one, increasing the safety of the Undergraduates. Alums Brian Booth and Chris Kelly, with the assistance of undergraduates Alex Carnes and Dan Gill, completed this project. |
Great Room Foundation Leak Repairs

| Description: | Water was leaking into the great room through the foundation during moderate to heavy rains. An investigation into the water intrusion found that the grade of the side yard was causing water to pond against the exterior wall of the Chapter House, and the drain tile adjacent to the foundation was clogged. This project excavated next to the foundation to install an improved drainage system, corrected the slope of the yard, and reset three of the air conditioning units, which had to be moved as part of this project. |
Upstairs Hall Bathroom Remodeling

| Description: | This bathroom was originally the master bathroom of the Chapter House when it was a family dwelling. This project replaced the plumbing fixtures, sinks, cabinetry, flooring, and walls, removed the existing unused door from the 5-man study and added a shower to the bathroom. Labor for this project was donated by actives, alumni and friends. |
Stair Tread Replacement

| Description: | The stair treads installed 10 years ago as part of the expansion of the Chapter House were difficult to clean and torn in several places. This project replaced the stair treads on the stairs from the front room to the rec room and the stairs between the rec room and great room. |
Front Room Furniture Replacement (2009)

| Description: | Several couches in the front room of the Chapter House were damaged from day-to-day use in a fraternity setting. While the furniture was attractive looking, it was not built well enough to withstand heavy use. To continue to provide the attractive setting of the fraternity house without sacrificing durability, the decision was made to purchase heavy-duty Flexsteel brand couches. The furniture is fully upholstered with steel frames, built for hotels and other settings where more durable furniture is required. They should provide many years of service.

Water Heater Replacement

| Description: |
This project replaced the fraternity’s aging water heaters with new electric water heaters with a total storage capacity of 240 gallons. The water heaters were installed as part of the 1999 expansion and were showing signs of deterioration. The units feature higher wattage elements than the old water heaters for quicker recovery times during heavy usage. |

HVAC Upgrades

| Description: | The existing HVAC systems in the fraternity house are requiring more and more maintenance every year and becoming less reliable. Also, one zone has insufficient air conditioning capacity. This project will replace the aging furnaces, air conditioner compressor units and coils with modern equipment and add additional cooling tonnage for one zone.
